Purchasing real estate in Portugal does not qualify for the Golden Visa: real estate was excluded from the program by the Mais Habitação reform (Law No. 56/2023). The immigration route remains available only through regulated investment funds supervised by the CMVM, starting at €500,000—this involves the purchase of a fund share, not a property. The naturalization period has been extended by Organic Law No. 1/2026: 10 years for most applicants, 7 years for citizens of Portuguese-speaking countries. Rates and conditions are subject must be verified as of the transaction date.
Short-term rental (Alojamento Local)
A standard city apartment cannot be considered a “ready-to-rent” property for short-term rentals. The AL (Alojamento Local) regime depends on the municipality and the specific address.

The AL regulatory framework has changed several times (Mais Habitação 2023, Decreto-Lei No. 76/2024) and remains unstable. The status of the specific address, the containment zone designation and condominium rules must be verified before the transaction; the yield model is not based on illegal short-term rentals.

The 3–6% return figures are indicative net values and do not guarantee specific results; gross advertising rates are higher than the actual rates. Due to entry costs of 6–10.5% and capital gains taxes, a short holding period (1–2 years) is economically unfeasible—the target holding period is 5–7 years or longer. Purchasing real estate does not grant a residence permit, permanent residence, or Portuguese citizenship.
